What is a Tree Survey? A tree survey is a professional assessment carried out by a qualified arboriculturist to record the species, size, condition, and structural integrity of trees on a given site. It is most commonly required to support a planning application under BS 5837:2012 and results in a detailed report with a tree constraints plan showing root protection areas and canopy spreads.
When Do You Need a Tree Survey? A tree survey is typically required whenever a proposed development could affect trees on or adjacent to the site, including works to trees protected by a Tree Preservation Order or located within a conservation area. They are also commissioned by property buyers, mortgage lenders, and insurers to assess risks such as subsidence on shrinkable clay soils.
How Long Does a Tree Survey Take? The time required depends on the size of the site and the number of trees involved, with smaller residential plots taking just a few hours and larger sites requiring one or more full days of fieldwork. Once the site visit is complete, the finished report is typically delivered within one to two weeks.
